The property being considered is at the southeast corner of the intersection of Westminster Avenue and Maryland Streets. It is approximately 34 feet wide by 124 feet deep, and is currently a vacant lot. Although the property’s formal address is on Maryland Street, it is our intention to have Westminster Avenue act as the development’s primary ’front.’ The proposal is a mixed use development for the site. The program includes a 2,500 sq. ft. commercial ground floor; six - two storey, 840 sq.ft., 2 bedroom units above; a 2,600 sq.ft. basement; and parking for three vehicles off the lane. All residential units have direct access from a covered, open-air, second floor walkway, and have natural light and cross-ventilation through north and south windows. The unit floor plans are unique in that the bedrooms are located on the lower floor of each residence, while the primary living areas and private deck for each are on the upper floor.
An overriding desire of the neighborhood is to address West Broadway’s remaining vacant lots with infill housing. 109 Maryland seeks to meet this need with the provision of a multi-use development, with a focus on replenishing quality, affordable housing stock. We see this development as being an ’animator’ in the neighborhood. Good design can provide us with buildings that bring to life, or amplify, the most positive characteristics of our community.
